7R Completes Its First Leasing Transaction in the Czech Republic – GXO Has Leased the Entire 7R Park Lavičky
7R has signed a long-term lease agreement with GXO for approximately 26,000 square meters of warehouse space at 7R Park Lavičky, a modern complex being developed in a joint venture with the Czech investment fund WOOD & Company. At the facility, located along the D1 highway connecting Brno and Prague, the Czech branch of the world’s largest contract logistics operator will establish a modern center to provide 3PL services for L’Oréal, supporting the beauty industry leader’s European logistics operations.

First tenant at 7R Park Lavičky
GXO is the world’s largest contract logistics operator, driven by rapid growth in e-commerce, automation, and outsourcing. GXO employs over 150,000 people across more than 1,000 logistics centers with a total area exceeding 200 million square feet (approximately 18.5 million square meters). The company serves leading global brands and organizations, providing technologically advanced supply chain and e-commerce solutions that enable the efficient and rapid resolution of complex, large-scale logistics challenges. GXO is listed on Fortune magazine’s 2026 World’s Most Admired Companies list.
Under a long-term lease agreement with 7R, another GXO logistics center in the CEE region will be built at the 7R Park Lavičky complex. The facility will be dedicated to supporting the operations of one of the world’s most recognizable cosmetics brands—L’Oréal.
7R Lavičky Park
7R Park Lavičky is a modern building with a total area of nearly 26,000 sq m, developed by 7R as part of a joint venture with WOOD & Company. This build-to-suit project will be fully tailored to the tenant’s operational needs and has been designed with high environmental efficiency in mind. The facility will be equipped with modern energy-efficient solutions, including LED lighting with a smart control system and a photovoltaic installation, supporting the reduction of CO₂ emissions and lower operating costs.
Given the nature of GXO’s operations at 7R Park Lavičky, the building also includes a designated hazardous materials storage area equipped with all required fire protection and safety systems.
Additional accommodations for tenants at 7R Park Lavičky
As part of this project, 7R has also designed a new roundabout that will provide convenient access to the facility while enhancing safety for park employees and improving traffic safety at the existing intersection. In addition, a new public bus stop will be built.
All of the solutions implemented will enable the project to qualify for a BREEAM certificate at the Excellent level.

The prime location of 7R Park Lavičky
A major advantage of 7R Park Lavičky is its excellent location, right next to the D1 highway, 50 km from Brno and 135 km from Prague. Thanks to its direct connection to the main transportation artery linking key Czech cities, the project enables efficient distribution of goods to most regions of the Czech Republic in just a few hours. Its strategic location near Jihlava and Velké Meziříčí also ensures access to a skilled workforce.
The Czech warehouse and industrial market remains one of the most competitive in the CEE region, yet it is also characterized by very strong tenant demand. With total modern warehouse space at approximately 13.3 million sq m as of the end of 2025, net demand reached 1.2 million sq m, representing a year-over-year increase of nearly 36%. This demonstrates that tenants continue to actively seek modern, well-located, and sustainable facilities. Construction work is proceeding on schedule, and 7R Park Lavičky is scheduled to open in the first quarter of 2027.
