In the first half of the year, Poland ranked second in Europe in terms of net warehouse space leased. Demand remains strong, as evidenced by new investments in our market. A new urban warehouse from the 7R City Flex Last Mile Logistics network will be built on Graniczna Street in Wrocław. PIKA Spółka z o.o., a company specializing in document management outsourcing, processing, and distribution, has selected a project by developer 7R, which will provide a “high bay” space tailored to rigorous document storage standards.

According to JLL, net demand for warehouse space in Poland reached 1.7 million square meters in the first half of 2020, placing the country in second place in Europe, just behind Germany. Interest in high-end space remains strong, and specialized projects are securing tenants even before construction begins.

PIKA chooses 7R City Flex

City Flex Wrocław Airport is a modern 10,500-square-meter building designed for use as a warehouse, office space, or light manufacturing facility. 7R is developing the project in line with a last-mile logistics concept, which involves creating a network of warehouse facilities throughout Poland within the boundaries of major metropolitan areas. The Wrocław project is located near the A8 highway and the Wrocław Airport interchange. PIKA will occupy 3,085 sq m of warehouse space and 520 sq m of office space spread across two levels.

For several years now, our company has been operating in the 7R logistics park in Kowale near Gdańsk. We decided to lease new warehouse space from 7R due to the growth of our business in Poland. Our company offers, among other things, a wide range of services related to modern outsourcing of document management for our clients, which is why we choose locations equipped for comprehensive and professional document management for our logistics centers. More than just high technical standards

The space for PIKA is being developed on a BTS basis, meaning it will be designed and built specifically to meet the tenant’s needs. Non-standard solutions to be implemented in the building include, among others, above-average ceiling heights and floors with increased load-bearing capacity of up to 10.4 tons. The warehouse will be equipped with automated lighting and motion sensors.

We didn’t hesitate to take on the task of preparing the space for a company whose line of business requires non-standard storage conditions. The facility will be nearly twice as tall as usual, reaching nearly 18 meters in height. Additionally, we will construct shelving units for the client that will accommodate nearly 400,000 boxes measuring approximately 30×40 cm. We will also build a mezzanine level, accessible via staircases and a freight elevator. The entire project will comply with the stringent fire safety regulations that must be met for archive storage. PIKA is a client that bases its operations on the security of information and document storage—a critical aspect in its industry—using modern storage standards. I am pleased that the company has placed its trust in us for the second time.

Strong partnerships

Atlas Ward Polska is the general contractor for 7R City Flex Wrocław Airport in Wrocław. This is the sixth building in the third joint project between the two companies. Previous projects by 7R and Atlas Ward include 7R Park Sosnowiec and 7R Park Warsaw West I.

We will develop 7R City Flex Wrocław Airport under a “Design and Build” model. This is a significant responsibility, but also a testament to the investor’s trust in us. For this 7R project, we are involved from the initial concept through multidisciplinary design and construction work, all the way to the launch of the fully equipped facility. The facility will be certified to the BREEAM “Very Good” level. “Design and Build” guarantees the elimination of discrepancies that often arise at the interface between architectural and construction designs. This model is the ideal solution for investors who prioritize rapid completion—we will build 7R City Flex Wrocław Airport in 5 months.

The last mile near downtown

Business models in which the "last mile"—the final leg of delivery from the warehouse to the customer's doorstep—plays a key role are the main driver behind the growth of operational centers located within large metropolitan areas.

This investment in Wrocław is a project with great potential, as the capital of Lower Silesia continues to grow and attract top-tier investors. Land located up to 30 minutes from city centers is smaller, harder to access, and therefore expensive. On a small plot, it is therefore worth building upward to gain additional storage space. Thanks to high-rise warehouses, every square meter of floor space is better utilized, and its price does not increase, which is a benefit for our tenants.
