7R, a developer of high-quality warehouses and industrial facilities, will invest in the Kraków-based Logistics and Industrial Center “Ruszcza,” which is part of the “Kraków – Nowa Huta of the Future” project.
The 7R Hub, located in Kraków’s Nowa Huta district, will offer tenants 230,000 square meters of low-emission, high-standard technology and production space, built to the 7R Green Saver standard. The 7R Hub is part of the multifunctional and city-oriented “Kraków – Nowa Huta Przyszłości” project, which revitalizes the district’s post-industrial area and aligns with the city’s strategic goals. – Kraków is where 7R originated, so we are proud to create a project that will contribute to the development of this city. The 7R Hub is an investment where we will leverage all our knowledge and experience to create opportunities unique to Kraków. Thanks to its unparalleled location and scale, we will create new possibilities not only for local businesses but also for the entire logistics and industrial market. “We aim to attract innovative companies and investors and create thousands of new jobs, supporting Kraków’s dynamic growth as a modern and welcoming place to live and do business,” says Magdalena Kostjan, Head of Leasing at 7R.
The 7R Hub will be located near the “Igołomska” and “Bieżanów” interchanges, just 13 km from Kraków’s Main Square. Additional advantages of the location include access to revitalized railway facilities, proximity to the A4 motorway (connecting Ukraine with Germany), and the S7 expressway, which links Kraków with Warsaw, Gdańsk, and southern Poland. Employees will also benefit from convenient access via public transportation and regional trains.
This will be yet another building in Poland constructed to the latest 7R Green Saver standard—low-emission buildings that achieve the highest BREEAM certification ratings in continental Europe at the Outstanding level. The solutions implemented ensure significant energy savings, achieving at least a 50% reduction in operational CO2 emissions and a 50% reduction in primary energy demand compared to Polish technical standards. This is made possible by high-efficiency air-source heat pumps, photovoltaic systems combined with on-site energy storage, and advanced lighting control systems.
– The project includes land revitalization and the planting of 1,500 new trees, including species that support habitat development. Natural depressions in the land will be used to create rain gardens, which will help store and filter water, improving soil quality and the health of surrounding vegetation. Rain gardens play a key role in urban ecology—they retain excess rainwater, which, instead of flowing into the sewer system, infiltrates the soil, supporting local water resources and natural retention. This solution improves the area’s microclimate, supports biodiversity, and creates conditions conducive to the development of natural habitats for plants, insects, and small animals – explains Marek Mazur, Development Director at 7R.
Adjacent to the buildings, a green space called 7Relax will be created—a place for employees to relax. The space will feature artistic installations based on a design by a student from the Academy of Fine Arts in Warsaw, who was recognized in the “Warehouse of Art: Young Art for the Planet” competition. The company also plans a range of community initiatives in line with its sustainable development strategy.
