After securing the necessary building permit, Poland’s 7R Group plans to invest over 750 million crowns in its first industrial project in the Czech Republic. The company will build the new 7R Park Lavičky warehouse on a strategically located route between Prague and Brno, in close proximity to the D1 highway. This will ensure excellent accessibility and provide an ideal opportunity for leasing.
7R, a company known for its high-quality warehouse projects, is entering the Czech market as part of its strategic expansion. This marks the company’s first international project; over the past 15 years, it has experienced rapid growth in the Polish market. 7R specializes in the construction of innovative, environmentally friendly warehouse and manufacturing facilities tailored to customer needs.
“Our first project in the Czech Republic marks a significant milestone following years of rapid growth in Poland. We have just obtained a building permit for the first property.
In Poland, we have completed more than 100 properties with a total area of 1.8 million square meters. We have developed a perfect product, gained extensive experience at every stage of the development process, and today we are ready to enter a new market.”
21st-Century Warehouse Complex
7R Park Lavičky D1 Highway will be a modern logistics park consisting of a single building with a total area of 26,000m². In line with the developer’s strategy focused on reducing its carbon footprint, it will be equipped with a range of eco-friendly solutions designed to lower CO₂ emissions and operating costs. These initiatives include LED lighting with a smart control system, a photovoltaic installation, charging stations for electric vehicles, and the use of greywater for toilet flushing. Extensive landscaping will also ensure biodiversity through the planting of flower meadows, trees, and shrubs around the park. Rainwater will be used for the maintenance of green spaces. The project is designed to achieve a BREEAM rating of Excellent.
“The Czech market offers 7R new opportunities for growth and is characterized by limited supply and strong demand from investors and tenants. A significant advantage of this project is its excellent location—it is situated in close proximity to the D1 highway and just 50 kilometers from Brno, while Prague is within easy reach at 135 kilometers. Combined with an attractive design and eco-friendly solutions, it embodies everything that demonstrates the high quality of 7R Group’s products. I am convinced that it will attract interest from potential tenants in the Czech market. At the same time, we are actively pursuing further acquisitions and expanding our operations in the Czech Republic.”
The project is scheduled for completion in the third quarter of 2025, with an investment value exceeding 750 million crowns.
