7R, a leading developer of high-quality warehouses, has partnered with WOOD & Company to jointly develop the 7R Park Tczew III project. The first of four warehouses, mostly leased by ESA logistika Polska, has just been handed over by Dekpol Budownictwo. The remaining warehouses are currently under construction.
7R is one of the fastest-growing warehouse developers in Pomerania. 7R Park Tczew III is the 7R Group’s third project in Tczew, which will ultimately comprise over 150,000 square meters of space, divided into four warehouses of varying sizes. The new 7R project boasts an excellent location—directly adjacent to the A1 highway.
7R will invest in this project together with WOOD & Company, an experienced investor from the Czech Republic.
Poland is one of the most attractive markets for logistics investments, serving as a hub for manufacturing, distribution, logistics, and business services. The combined costs of warehouse rent, energy, and labor are among the lowest in Europe—as much as one-third lower than in the Czech Republic and more than 60 percent lower than in Germany.

The project’s general contractor, Dekpol Budownictwo, has just completed construction of the first phase of the project, covering an area of 45,000 square meters. The modern, 12.5-meter-high warehouse was built using prestressed concrete technology, which ensures the high quality and durability of the entire structure. Construction took seven months and proceeded very smoothly. The first tenant is ESA Logistika Polska, a leading logistics operator, which will occupy over 31,000 square meters. The park was designed in line with ESG principles to meet the requirements for BREEAM Excellent certification.
We currently have 14,000 square meters available for immediate lease, with an additional 105,000 square meters under construction. Demand for high-quality warehouse space in Pomerania is steadily growing, attracting not only the logistics and manufacturing sectors but also companies in the renewable energy sector.
