Spiżarnia, a distributor of Polish food to Western European countries, has chosen 7R Park Lublin as the location for its new warehouse and offices. The company will occupy one of the five buildings at the planned logistics park. Spiżarnia’s facility, with an area of nearly 22,000 square meters, was developed on a build-to-suit basis and includes three cold storage units. The building is scheduled for completion in December 2021.
The warehouse in the 7R Park Lublin complex, where Spiżarnia’s operations will be located, consists of nearly 19,600 square meters of warehouse space and approximately 2,000 square meters of office space. The 7R facility offers tenants features tailored to the food industry, including sprinklers in oil storage racks, a dedicated refrigeration system, and additional loading docks with pumps. The facility is scheduled for completion in late 2021.
The food sector is a demanding industry that requires strict storage conditions based on the safety and reliability of the refrigeration and ventilation systems, proper building construction and equipment, and the maintenance of sanitary and hygienic standards. Our main logistics center is located in Lublin. We also have five cross-dock warehouses in London, Manchester, and Lincoln in England; Portadown in Northern Ireland; and Zevenbergen in the Netherlands. 7R, a company with experience and expertise in BTS construction, will provide us with comprehensive warehouse and office spaces tailored to our needs.

Food distribution is primarily determined by factors related to an efficient, sustainable, and uninterrupted cold chain. It is important to optimize the warehouse in terms of storage conditions and logistics operations.
When we decided to invest in Lublin, we knew it was a promising market. The contract for the BTS facility with Spiżarnia was signed even before construction of the logistics park began. This demonstrates the tenant’s strong confidence in us. It also highlights how well-suited the location is for this type of project. When planning the warehouse for Spiżarnia, we focused on optimizing the facility’s management. To meet our client’s needs, we designed three cold storage units with different temperature ranges.

The 7R Park Lublin logistics complex will consist of five buildings with a total area of approximately 110,000 square meters and will be located in the industrial part of the city. Its location near the Lublin bypass ensures excellent road access, a key requirement for the FMCG and TSL sectors, with the S12 and S19 expressways also nearby. A rail infrastructure is also under development. Rail is a cornerstone of freight transport and enables companies to plan logistics and transport operations throughout the country and beyond. The project has been certified at the BREEAM Very Good level.
