Construction has begun on the final phase of 7R Park Lublin East I. The fourth warehouse, spanning over 57,000 square meters, is fully leased.
The fourth and final building will expand 7R Park Lublin to 110,000 square meters, making it the largest in the region. “The completion of this final stage is a key milestone marking the conclusion of our project. The park has an excellent location—just 4 kilometers from the center of Lublin, adjacent to the bypass, with convenient access to expressways. This is one of the factors contributing to the success of its commercialization. So far, we have leased over 100,000 square meters to leading brands,” says Michał Białas, Co-CEO of 7R.
“The dynamic growth of this region and the high level of activity among companies in the FMCG, TSL, and manufacturing sectors underscore the strategic importance of Lublin as a logistics and industrial hub, meeting the growing needs of the market. We are looking for additional land properties in this region,” adds Joanna Ociepka-Wojciechowska, Leasing Director at 7R.
The facility will be equipped with a range of advanced solutions designed to reduce operating costs and minimize its carbon footprint. Among the technologies used is the DALI dynamic lighting control system, which automatically adjusts light intensity based on external conditions, significantly reducing energy consumption. Additionally, the building will feature photovoltaic panels with a capacity of 150 kWp, with the possibility of further expansion. The use of water-efficient fixtures, such as sensor-controlled faucets and showers, will significantly reduce water usage, supporting sustainable natural resource management. The facility will meet the BREEAM “Excellent” certification criteria.
Dekpol is the general contractor for the project. Currently, intensive earthworks are underway at the construction site, including removing the topsoil layer, preparing the site, stabilizing the working platform, relocating the stormwater drainage system, and beginning foundation work. Progress is on schedule. The 7R Park Lublin East I project also emphasizes biodiversity in line with the spirit of sustainable development. The park’s grounds are planted with meadows of local wildflowers, resilient to climate change. The area is enclosed by green fences, and the presence of insect hotels, beehives, and bird feeders supports local wildlife. The needs and comfort of employees and visitors have not been overlooked. 7R Park Lublin East I offers modern amenities such as electric vehicle charging stations and a covered, illuminated bike shelter, which promotes sustainable transportation and provides a space for rest during work.
Current tenants at 7R Park Lublin East I include: the Polish food distributor Spiżarnia, the wholesaler Specjał, the logistics company Nagel Group, Media Expert, Euro RTV AGD—retailers of electronics and household goods—and Parys—a manufacturer and distributor of automotive chemicals and cosmetics.
