The Mercator Medical Group, a manufacturer of gloves and distributor of single-use medical supplies, has leased 13,000 square meters of high-quality warehouse space at 7R Park Gdańsk IV in Barniewice. Operations at the new location are set to begin in the second quarter of 2025.

Mercator Medical S.A. is one of the largest players in Poland and worldwide. It sells products to nearly 70 countries. It will open its first in-house distribution center, spanning 13,000 square meters, at 7R Park Gdańsk IV, a 42,000-square-meter facility.

We have analyzed various scenarios related to our current logistics operations and have decided to change the Mercator Medical S.A. Group’s strategy in this area. We aim to achieve greater independence and control over the distribution process, thereby optimizing costs and improving operational efficiency. Our long-term strategy includes further expanding our product range and sales volume. The new warehouse, with its significant potential, supports this direction and enables us to achieve our goals. Aware of our shared commitment to sustainable development, including environmental protection, we sought a facility with the highest possible standards in this area—which was one of the key selection criteria. We face many exciting challenges related to the implementation of this project, which we approach with great enthusiasm.

7R Park Gdańsk IV is located in Barniewice, 2.5 km from the S6—the Tri-City metropolitan bypass—and 18 km from the DTC container terminal in Gdańsk. The proximity of the ports in Gdańsk and Gdynia, as well as the Lech Wałęsa Airport with its cargo terminal, located 4 km away, facilitates international trade and transport.

7R Park Gdańsk IV is equipped with solutions that will provide tenants with tangible savings in the form of lower energy costs. This is thanks to features such as photovoltaic panels, a DALI lighting control system, and the strategic use of natural light in the unloading areas.

Responsible design takes into account the needs of both tenants and the environment. 7R Park Gdańsk IV is a perfect example of this. In line with 7R’s decarbonization strategy, the warehouse was designed to the highest ESG standards and criteria, ensuring it will serve tenants well for many years to come.

The site will also feature green spaces designed to support biodiversity. Electric vehicle charging stations will be available for motorists. All of these environmentally friendly features qualify the warehouse for a BREEAM Excellent certification.

Mercator Medical S.A. was represented in the negotiations by advisors from AXI Immo.

Good relationships, mutual understanding, and an excellent knowledge of the local market proved to be key in the process of finding new warehouse space for the Mercator Medical Group. The client had previously used logistics services in the region, but following financial analysis and as part of its growth strategy, it decided to open its own distribution center. This is yet another Kraków-based client that has placed its trust in AXI IMMO and received the highest level of service thanks to interregional cooperation.
