Dot2Dot Group, a leader in the solid cardboard packaging industry, will move into the 7R Park Gdańsk II complex in Kowale, Poland, where it will establish its production line, warehouse, and office. AXI IMMO advised the tenant on the transaction.
Dot2Dot Group operates some of the most modern factories in Poland. Its three plants in Gdańsk, Poznań, and Warsaw employ 500 people and have a production capacity of one million packages per year. In November 2020, the company will move its headquarters to 7R Park Gdańsk II, where it will occupy over 7,500 square meters of space, divided into a warehouse (approx. 2,000 square meters), production space (approx. 5,000 square meters), and a two-story office measuring nearly 1,350 square meters.
At our new location at 7R Park Gdańsk II in Kowale, we will carry out a range of operations to produce high-quality packaging for our Polish and European customers. Punching and stamping, folding and gluing, film lamination, offset printing, hot and cold stamping, and flexo printing are just some of the activities we will carry out simultaneously in the building. Our collaboration with 7R during the early planning stages of these new facilities allowed us to properly prepare the space to meet our diverse needs—from production to office space—and will significantly improve the working environment.

7R Park Gdańsk II is a facility built in accordance with BREEAM standards, which will ensure the use of eco-friendly and energy-efficient solutions.
For Dot2Dot, we are preparing a space specifically designed to meet the unique requirements of cardboard packaging production and printing machinery. We have provided the infrastructure for container scales as well as compressed air and humidifiers to ensure the right conditions for the company’s operations. 5,000 square meters of the area will have ample natural light, including 12.5% of the production facility. 7R Park Gdańsk II is a high-class industrial and logistics complex that also offers comfortable office space. We believe that this new location will serve perfectly as Dot2Dot’s main headquarters.

7R Park Gdańsk II is a complex of three modern facilities currently under construction in Kowale, on Magnacka Street, adjacent to the Szadółki interchange and the Tri-City Ring Road, and just a few kilometers from the A1 Motorway and the southern section of the S7 ring road. The complex’s key advantage is its close proximity to the centers of Gdańsk and Gdynia, as well as Gdańsk International Airport. Its location within the metropolitan area ensures access to infrastructure and public transportation, making it an attractive location for local residents who work at the complex as well.
Increased production capacity, a higher standard of workspace, and an improved working environment are the main factors behind our client’s decision to choose 7R Gdańsk II. Dot2Dot’s choice of a new location in the Tri-City area was also driven by the deadline for the space’s delivery and the developer’s flexibility and openness to negotiations. The warehouse park located in Kowale is also a convenient location for the company’s employees. The client should be able to move into the new production space by the end of this year.
