CBRE Investment Management, on behalf of one of its Pan European Funds, has completed the off-market acquisition of a fully-let portfolio of logistics assets in Poland, from 7R.
Comprising a total of 44,844 sq m of state-of-the-art, Grade A space, the portfolio consists of 7R Park Poznań East and 7R Park Sosnowiec. 7R Park Poznań East consists of one 22,458 sq m logistics building, while 7R Park Sosnowiec includes three buildings with a total of 22,386 sq m of lettable space. All four properties were developed in 2019 by 7R in a joint venture partnership and are fully let to a well-balanced mix of 10 tenants and have a combined WALT of 5.0 years. Tenants include InPost, No Limit, TI Automotive and Rhenus.
Both assets are well located within major Polish logistics hubs and have very good access to the pan-European transportation corridors (TEN-T). Poznań/Swarzędz benefits from excellent connectivity to the Polish road network through National road 92, S5 expressway and the A2 motorway which is a major West-East transportation axis. 7R Park Poznań East is also situated in close proximity to both an intermodal container terminal and Poland’s Volkswagen factory. The building offers solutions that significantly reduce the energy and heating costs. The warehouse is equipped with LED lighting, ventilation fans and the highest standard of fire protection.
Sosnowiec forming the part of Upper Silesia region is a well-established cross-border hub, near to the border with the Czech Republic and Slovakia.7R Park Sosnowiec can be accessed by the S1 motorway which connects in the vicinity to A4 motorway – the most important transportation corridor in Southern Poland. The area was previously an active mining district and has since been subject to significant regeneration. The building has been designed according to 7R’s eco-building standards and includes solutions such as photovoltaic panels and electric car chargers.
