In mid-February 2022, 7R officially relocated its Warsaw office, moving into the prestigious Metropolitan office building. It occupies over 1,300 square meters of modern, state-of-the-art space there. The company, which has been active in the real estate industry for 13 years and employs over 170 experts, specializes in providing modern and environmentally friendly warehouse and manufacturing facilities. It also has branches in Kraków, Gdańsk, Wrocław, Sosnowiec, Szczecin, and Prague, Czech Republic.

The past few years have been a period of rapid growth for 7R. Since 2019, we have doubled our workforce to better meet our clients’ needs and provide them with high-quality spaces for their strategic business operations. Such rapid growth necessitates expanding our office in Warsaw. We chose Metropolitan because it stands out for what matters most in our operations as well: an excellent, prestigious location, modernity, and a boutique atmosphere.

The Metropolitan 7R office building will occupy over 1,300 square meters. The new office, designed by Tétris in accordance with the tenant’s requirements, combines open space with intimate meeting rooms and private offices. Wooden elements dominate the design, helping to achieve the desired acoustic quality in the rooms, complemented by high-quality steel and glass materials.

When designing the interior, we wanted it to clearly reflect 7R’s distinctive features while remaining consistent with the character of the Metropolitan building. We decided to propose a non-standard layout for the walls and ceilings—we incorporated arched and circular shapes that echo the building’s form. References to this form are also evident in the custom-built furniture. Noteworthy features include the wooden slatted ceilings and decorative textured plaster, which cover the entire space, allowing us to highlight the high quality of this environment. Furthermore, it was extremely important for us to listen to the employees’ preferences. As a result, we created a personalized, comfortable space that fosters integration and effective teamwork.

The warehouse and manufacturing facilities built by 7R are distinguished by their eco-friendly design, which is why the company’s Warsaw office features many plants—an important element that enhances the work environment. Eventually, 7R employees will also have exclusive access to two green terraces designed for both work and relaxation.

When designing the new 7R office in Warsaw, we sought to combine functionality with a modern and welcoming design. Some of the design elements were suggested by our employees. The result is a perfectly planned space that fosters creativity and collaboration among our teams.

Metropolitan is a Class A office building designed by the renowned architect Lord Norman Foster. It was Foster’s first project in Poland. The office building is located in Warsaw, on Marszałka Józefa Piłsudskiego Square, in the vicinity of Saski Garden and the National Theater, among other landmarks. Metropolitan offers 33,600 sq. m of office space and 3,300 sq. m of retail and service space.

Metropolitan can rightly be called an architectural evergreen, as its structure—now nearly 20 years old—continues to catch the eye of passersby and attract the interest of tenants. I am pleased that 7R is joining this group. We are well aware that Metropolitan is a gem. It is not only the most prestigious address in Warsaw, but also a comfortable space and a location with excellent transport links. These are key factors for employers seeking to offer their employees a high-quality workplace.

7R's Record Results in 2021

In 2021, 7R delivered 400,000 square meters of warehouse and manufacturing space. All of the developer’s new projects are BREEAM-certified thanks to the eco-friendly solutions incorporated into them. The company’s portfolio includes both large-scale logistics parks and Built-to-Suit (BTS) warehouses tailored to specific tenant requirements, as well as City Flex Last Mile Logistics facilities designed to ensure efficient last-mile logistics.

The total value of the developer’s property sales to investment funds and real estate companies in 2021 amounted to nearly €400 million. 7R’s tenant portfolio grew by 25% year-over-year. The company also manages 46 properties with a total area of over 1 million square meters.

In 2022, we plan to deliver approximately 1 million square meters of space, and approximately 4 million square meters are currently in various stages of development. We are also steadily implementing our plans for international expansion—construction of 7R’s first international project in the Czech Republic will begin in the middle of the year.
