Second 7R Green Saver warehouse under construction in Przylesie

7R, a developer of high-quality warehouses, has begun construction of its second 7R Green Saver facility. The warehouse is distinguished by its operational low carbon footprint and savings on running costs. The tenant of the BTS facility, the first warehouse belonging to 7R Park Przylesie, is a Polish company of the Eberspächer Group – a global automotive supplier.

7R Green Saver is a warehouse that meets the company’s four strict ESG criteria for this product line. As a result, the building will achieve a minimum of 50 per cent reduction in operational CO2 emissions and 70 per cent reduction in primary energy demand, compared to buildings constructed in accordance with Polish building regulations. Energy-efficient solutions will help generate savings on operating costs for the tenant. The warehouse has been designed to achieve BREEAM certification at the highest level Outstanding.

– The first BTS building at 7R Park Przylesie corresponds to the high criteria of a 7R Green Saver warehouse and has additionally been fully adapted to the individual needs of the client’s process. We have implemented a number of technical adaptations, e.g. increased the lighting to 12.5 per cent, improved the quality of ventilation, increased the insulation of walls and roof, applied heat pumps and a BMS system. The building will be equipped with an electric car charging station and ground-mounted photovoltaic panels,” concludes Magdalena Kostjan, Business Development and Leasing Director at 7R.

The BTS under construction in Opole’s Przylesie has an area of 12.6 thousand sq m and is the first facility of the new 7R Park Przylesie, which will ultimately offer around 270 thousand sq m of warehouse and production space. It is located just off the A4 motorway, 1.5 km from the Brzeg junction, 50 km south of Wrocław.

The tenant of the facility is Eberspächer Sütrak Poland, a Polish branch of the Eberspächer Group, a global leading manufacturer and supplier for the automotive industry. The company will produce bus and coach air conditioning systems for electric, hybrid as well as conventional drive types with a team of about one hundred employees in the new site. The thermal management solutions offer comfort for passengers as well as drivers for sustainable public transport worldwide.

– We chose 7R Park Przylesie because of the excellent location and the professional and highly personalised approach to the BTS production project, such as the internal divisions of the production hall for our processes. The environmental aspect and the low carbon footprint of Green Saver also played a major role. We pay a lot of attention to ESG issues and the components and systems we produce provide more comfort, more safety and a cleaner environment on and off the road,” concluded Oliver Wels, Executive Vice President from Eberspächer Bus and Coach.

The realization of the project was significantly aided by the months-long support and commitment of local authorities. – This investment is an excellent example of how collaboration between business and local government can bring tangible benefits to the entire community. The municipality of Olszanka, seeing the potential and development opportunities of the investment areas located at the “Brzeg Motorway Junction” in Przylesie, is currently in the process of building a road leading to the warehouse.
