7R is ready to start its first Czechia project

Having secured the necessary building permit, the 7R Group is set to launch its first warehouse development in Czechia. Strategically located along the Prague-Brno connecting road, 7R Park Lavičky D1 Highway boasts prime visibility and accessibility, making it an ideal rental opportunity. The value of the investment is over 30 million euro.

As part of its strategic expansion, 7R, renowned for its high-quality warehouse developments, is venturing into the Czech market. This is the first foreign project for the company, which has been growing rapidly in Poland for the past 15 years. 7R specializes in building innovative, environmentally friendly warehousing and manufacturing facilities tailored to customer needs.

Our inaugural project in the Czech Republic, marks a significant milestone following years of exponential growth in Poland. We have just obtained a building permit for the first facility. In Poland, we have completed more than 100 facilities with a total area of 1.8 million sqm. We have developed an accomplished product, gained great experience at each stage of the development process and today we are ready to enter a new market.

7R Park Lavičky D1 Highway is a modern warehouse park consisting of one building with a total area of 26,000 sqm. In line with the developer’s decarbonization strategy, it will be equipped with numerous green solutions aiming to reduce CO2 emissions and operating costs. These initiatives include LED lighting with smart control system, photovoltaic installation, electric vehicle charging stations and use of grey water for lavatory flushing. Enhanced landscaping will also ensure biodiversity by planting flower meadows, trees and shrubs around the park. Rainwater will be used to maintain the green areas. The project is designed to achieve a BREEAM Excellent certificate.

We like the Czech market as it offers new growth opportunities for 7R, and is characterised by tight supply and strong investor and tenant demand. A significant advantage of this project lies in its prime location, situated adjacent to the D1 highway and merely 50 kilometres from Brno, with Prague a convenient 135 kilometres away. Combined with attractive design and pro-environmental solutions, it represents everything that demonstrates the high quality of 7R's products. I am convinced that it will meet the interest of prospective tenants in the Czech market. At the same time, we actively seeking to acquire and here and expanding our operations in Czech.
