7R City Flex high-bay warehouse under construction in Wrocław, Poland

In the first half of the year, Poland ranked second in Europe for net leased warehouse space. Demand for warehouses is steady and further investments continue to be made on our market. A new 7R City Flex Last Mile Logistics project will be built at Graniczna Street in Wrocław. PIKA, a company which specializes in the outsourcing of document management, processing, and distribution, has chosen 7R which will prepare a high-bay warehouse space adapted to the strict standards of document storage. The general contractor of the 7R City Flex Wrocław Aiport facility is Atlas Ward Polska.

According to JLL, net demand for warehouse space in Poland in H1 2020 totaled 1.7 million sqm, meaning that Poland was second in Europe with only Germany achieving a better result. Interest in high-class space is not on the wane, and specialist warehouse projects attract tenants even before construction starts.

​PIKA chooses 7R City Flex

City Flex Wrocław Airport is a modern building with an area of 10 500 sqm for warehouse, office and production space. 7R has prepared this project according to the last mile logistics concept, which includes the creation of a network of facilities throughout Poland that are within the borders of the largest agglomerations. The investment is located near the A8 highway and Wrocław Airport road junction. PIKA will occupy 3 085 sqm of warehouse space and 520 sqm of offices located on two levels of the building.

For several years, our company has been operating in 7R’s logistics park in Kowale near Gdańsk. We decided to rent new warehouse space from 7R due to the development of our business in Poland. Literally a high technical standard

Space for PIKA in 7R City Flex Wrocław Airport is being developed in the BTS formula, meaning that it will be designed and built according to the tenant’s needs. Customized solutions that will be applied in the building include an above-average height for the building and increased floor strength with a load capacity of up to 10.4 tons. The warehouse will be equipped with automated lighting and motion detectors.

We had no hesitation in undertaking the preparation of space for the company, even though it requires storage conditions that are above the norm. The facility, at almost 18 m in height will be almost twice as tall as the average warehouse. Additionally, we will make shelf racks, which will accommodate almost 400,000 cartons of 30×40 cm. We will also prepare a mezzanine with access provided via staircases and a freight elevator. The whole project will comply with fire prevention regulations that are applied to the storage of archives. PIKA is a client who bases its business on the security of information and document warehousing, as well as the use of modern storage standards, all of which are of crucial importance in this industry. I am glad that the company has, for the second time, put their trust in us.

The general contractor of 7R City Flex Wrocław Airport is Atlas Ward Polska. This is the sixth building in the company’s third joint project with 7R. The previous investments were 7R Park Sosnowiec and 7R Park Warsaw West I.

7R City Flex Wroclaw Airport will be executed in the "Design and Build" model. It is a great responsibility, but also illustrates the investor’s trust in Atlas Ward Polska. We have been working on this 7R investment from the very beginning, through multi-disciplinary design and construction works, to the start of operation of the facility. The warehouse will be BREEAM certified at the Very Good level. The "Design and Build" formula eliminates inaccuracies that often appear when architectural and executive projects overlap. This type of cooperation is an ideal solution for investors who care about fast realization – 7R City Flex Wrocław Airport will be built in five months.

Last mile near the city center

Business models in which last mile logistics, i.e. the final section of delivery from the warehouse to the customer’s door, play a key role and are the main driving force for operational centers located near large agglomerations.

The project in Wroclaw has great potential, because the capital of Lower Silesia is still developing and can attract major investors. Plots of land which are located less than 30 minutes away from the city center are smaller, less accessible, and thus more expensive. That’s why it is worth building upwards to gain additional storage space. Thanks to high-bay warehouses, each square meter of the ground is used more effectively, and meterage costs do not increase, which is of course a benefit for our tenants.
