New warehouse facilities in Kujawsko-Pomorskie, Poland: 7R Park Bydgoszcz already under construction
7R has started the construction of its first warehouse complex in the Kujawsko-Pomorskie voivodship. 7R will build two facilities in the 68,700 sqm 7R Park Bydgoszcz. The investment is already partially commercialized. Among the tenants are logistics operator, Rohlig Suus Logistics, and Stokrotka, a supermarket chain.
The warehouse sector in Poland is rapidly developing. According to JLL, the first half of 2021 saw demand for this type of investment increase by 43% on the same period in 2020. The supply results of operators in Poland’s warehouse space market means that the country’s sector is Europe’s second most active development market.
Our plans assume that by 2025 the portfolio of projects completed by 7R should exceed 4.5 million sqm. We are present in Poland’s largest warehouse markets and are currently expanding our business footprint with new locations. In Bydgoszcz, we are building an environmentally-friendly, large-area warehouse complex on Wojska Polskiego Street. The first tenants will already be moving into the facility in spring 2022.

7R Park Bydgoszcz, which will be located in the south-eastern part of Bydgoszcz, will be within easy reach of the city center as well as the national road network. 7R will build two facilities with the first scheduled for use in May next year, with the second following in Q4 2022. The general contractor of the project is Atlas Ward.
Many possibilities
The space in 7R Park Bydgoszcz’s first building will be adapted to the specific requirements of the tenants – the Stokrotka grocery chain store and Rohlig Suus Logistics. Part of the complex will house a modern cross-dock transshipment terminal. Another building in the park will be delivered according to 7R’s newest standards. The storage height in almost the entire facility will be 11.7 m, which combined with the floor’s 7-ton load carrying capacity allows for more efficient use of space. The unloading area will be equipped with additional skylights, which will provide more natural light.
If the temperature outside drops to -20°C, the minimum temperature inside the building will be 15°C. LED lighting will increase the investment’s energy efficiency along with destratification fans which transfer warm air from the ceiling to lower parts of the building, along with thicker insulation in the walls and roof. 7R Park Bydgoszcz will offer customers a high degree of flexibility in terms of the types and sizes of space modules for lease – the smallest units will be 3,000 sqm.
The building in Bydgoszcz is being constructed according to 7R’s ecological building standards, which will be confirmed by BREEAM certification.
